Recently approved comprehensive revisions of the subdivision Regulations and the Zoning Regulations are now available for purchase at the Town Hall. The cost of the Subdivision Regulations will be $20/ copy and the Zoning Regulations will be $30/copy. If you have any questions, please call the Town Hall at 203 758-4461.

Also available now, the adopted Zoning Regulations and Sub-Division Regulations can be viewed online. Click on the links below to view the Regulations online.

Planning & Zoning Public Notice Registry

The Land Use Inspector is responsible for helping the public deal with issues regarding Planning & Zoning, Zoning Board of Appeals, and Inland Wetlands. The Land Use Inspector provides residents with the proper applications and information in order to do various home improvements. For example, pool permits, additions, decks, garages, sheds, etc. A Zoning Permit is needed to build a home in Prospect, add a new subdivision, and home occupation. Any time the area of a structure is going to increase or change, a Zoning Permit is required.

Effective July 1, 2004, the new zoning regulations and sub-division regulations were put into effect. In addition to new regulations going into effect, forms for permits have also changed. To make it easier for residents to download these applications on line we are continuously updating the applications. All applications shown on this page will be the updated version, however, we will take off any application that has not be revised. We apologize for the inconvience this may cause, however, it saves filling out an application that is no longer accepted. Inland Wetlands Application

PLEASE NOTE: Before downloading the Inland Wetlands Applicaiton, please read through the Updated Inland Wetland Regulations, as of July 9, 2007. The updated version of the Inland Wetland Regulations is available online at Inland Wetlands Regulations. If you need further assistance or have any questions, please contact the Land Use Office.

The following link is an application for an Inland Wetlands Permit. The Inland Wetlands Commission meets the 2nd and 4th Monday of the month at 7:00 pm at the Town Hall Conference Room. 2011 Inland Wetlands Meeting Dates. You must file your application with the Land Use Office five days prior to the scheduled meeting. If you have any further questions, please contact Bill Donovan, Land Use Inspector at Town Hall.

Subdivision Application

The following links are to assist anyone wishing to develop a subdivision. You will need to obtain approval from Chesprocott, The Inland Wetlands Commission, and The Planning & Zoning Commission.
