Chairman Pomeroy called the meeting to order at 7:00 p.m. The meeting was taped.

Approval of Minutes:
Motion by A. Delelle, seconded by A. Havican to approve the May 20, 2009 minutes. Unanimous.

New Business:
a. Prospect Estates, LLC, 193 & 193R Cook Road - Set hearing to call the bond. Land Use Inspector Bill Donovan stated that he has been advised by Jennifer Yoxall the Town’s attorney that Naugatuck Savings Bank will not renew Prospect Estates Subdivision’s $50,000.00 letter of credit which will expire on June 23, 2009. Bill further stated that August Lenhart of the Prospect Estates Subdivision has indicated to Attorney Yoxall that he intends to pledge a passbook savings account in the amount of $50,000.00 as collateral, but due to the amount of time associated with calling a bond, Attorney Yoxall is asking that the commission set a hearing to call the bond. After discussion, the commission agreed to set a hearing to call the bond for the next meeting on June 17th at 7:20 p.m.
b. Theresa Graveline & Alberto Mimo, Prospect Open Space Purchase Advisory Committee - presentation of Open Space Plan. Theresa Graveline, a member of Prospect’s Open Space Purchase Advisory Committee appeared and presented the commission with an updated draft version of the Open Space Plan. Due to a computer glitch, Mrs. Graveline was unable to present her prepared visual Power Point presentation of the Open Space Plan. Chairman Pomeroy stated that the commission will review the updated draft and Mrs. Graveline’s presentation will be added to the Agenda for the June 17th meeting.
c. Review Subdivision Regulations - Land Use Inspector Bill Donovan provided the commission with an outline of proposed amendments to the Subdivision Regulations. Bill also mentioned that an edit needs to be made to Section 6.11.1.6 the Zoning Regulations to correct an oversight regarding sight distances for driveways which intersect streets. G. Ploski stated that he would like to revisit the 500 ft. limit on rear driveways and suggested that the Fire Marshal be invited to attend the meeting to add to the discussion. After commission discussion, Motion by A. Havican, seconded by A. Delelle to set a public hearing for July 15, 2009 at 7:20 p.m. to propose amendments to the Subdivision Regulations and Zoning Regulations. Unanimous.

Land Use Inspector’s Report: The commission reviewed photographs of the Caporaso greenhouse property located on the corner of Straitsville Road and Porter Hill Road. D. Pomeroy stated that he believes that the applicants are violating their Special Permit by keeping commercial vehicles and equipment on their property. The Chairman asked Bill Donovan to follow up on this matter and speak to the applicants. Motion by A. Havican, seconded by G. Ploski to accept the Land Use Inspector’s report. Unanimous.
Public Participation:
M. Kluge, 15 Kluge Road commented on how she is enjoying the activities of the board and how comfortable they are making people in the audience.
