Motion by D. Michaud, seconded by M. Byrne, to pay the clerical bill. Unanimous.
Approval of Minutes:

a. Christopher Caporaso, 176 Straitsville Road. Application for a corner lot front yard setback variance and a structure area variance for a detached barn. Whitney Caporaso stated they wish to expand the size of their existing structure used for making maple sugar. Mrs. Caporaso presented a letter from Carl Mattson, Jr., CT licensed land surveyor, declaring the existing detached concrete building to be expanded is 13.5-feet from the Porter Hill Road R.O.W. M. Byrne asked how the existing building is non-conforming. Mrs. Caporaso stated this building and their house were built prior to zoning and do not meet the 50-foot front yard zoning requirement for a corner lot. They have received a tax-exempt farmer permit from the State. They are a recognized farm and the building will be primarily used for farming purposes. The existing building is 600 square feet. The new addition will not make the building any wider, only longer towards to rear. The addition will not be closer to Porter Hill Road than the existing building. The final square footage of the building with the addition will be 1,200 square feet. A discussion followed confirming the required area variance for the building and the board concluded the variance required is 1,650 square feet. The front yard setback variance is 38-feet. Motion by C. Witcowski, seconded by M. Byrne to accept Application 10-2009 as amended. Unanimous. A public hearing for this application was scheduled for November 24, 2009 at 7:10 p.m.
b. Robert Strachan, 20 Hemlock Road. Application for a side line variance for a house addition. Mr. Strachan stated he is seeking a 14-foot side line variance of Section 3.2.4.2 to construct a house addition 11-feet from his left side line. The addition is for a one-car garage with above bedroom. M. Byrne asked Mr. Strachan to provide plans of the addition at the public hearing. Motion by D. Michaud, seconded by N. Noujaim to accept Application 11-2009 as presented. Unanimous. A public hearing for this application was scheduled for November 24, 2009 at 7:20 p.m.
